1. Definitions

Accommodation: Fully furnished apartments, houses and holiday rental properties provided by 3D&CO LIMITED for short‑term stays.

Guest: Any person who makes a booking, stays at the property or is part of the booking party.

Booking: A confirmed reservation for Accommodation made through our website or directly with 3D&CO LIMITED.

Stay Period: The dates and duration of the confirmed booking as shown in the booking confirmation.

2. Booking and Eligibility

You must be at least 18 years old to make a booking. All bookings are subject to availability and written confirmation from us. The person completing the booking is responsible for all guests included in the reservation and for complying with these Terms & Conditions. You guarantee that all information provided during booking is true, accurate and up to date.

3. Accommodation and Services

We provide fully furnished short‑term accommodation for daily, weekly and extended stays across the UK. We reserve the right to provide alternative accommodation of equal or higher standard if the original property is unavailable, with prior notice to you. Standard services include check‑in support, basic cleaning and guest assistance.

4. Payment

All prices are in British Pounds (GBP) and include applicable taxes unless stated otherwise. Full payment is required at the time of booking. Payments are processed securely via Stripe. Confirmed bookings are fixed at the price shown in the confirmation email, and no further changes will be made to the agreed price.

5. Cancellation, Refunds and Changes

Cancellations must be made in writing.

Cancellations made 7 or more days before check‑in: full refund.

Cancellations made 3–6 days before check‑in: 50% refund.

Cancellations made fewer than 3 days before check‑in or no‑show: no refund.

6. Check‑in and Check‑out

Check‑in and check‑out times are stated in the booking confirmation. Valid photo identification is required at check‑in. Late check‑out or early check‑in may be available for an additional fee. Guests must leave the property by the check‑out time.

7. Guest Responsibilities

Guests must use the property for residential purposes only and follow all UK laws and local rules. Smoking, illegal activities and excessive noise are prohibited. Guests must not exceed the maximum number of people stated in the booking. Any damage to the property must be reported immediately, and guests may be charged for repairs.

8. Liability

We are not responsible for loss, damage or theft of personal items, or for personal injury unless caused by our negligence. We are not liable for delays or issues caused by events outside our reasonable control, including natural disasters, utility failures or government restrictions.

9. Privacy

We collect and use personal information in accordance with our Privacy Policy and UK GDPR. By using our services, you agree to the collection and use of your data as described in our Privacy Policy.

10. Changes to Terms

We may update these Terms & Conditions at any time. The latest version will be posted on this website and will apply immediately to all bookings and users.

11. Governing Law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes will be resolved under the exclusive jurisdiction of the courts of England and Wales.
